Three forces are tightening supply: developers paused new launches between 2023 and 2024, absorption accelerated in 2025, and inventory below $1.5M is effectively gone. The result is a market where pre-construction at the right tower routinely closes 15–25% above its launch price by delivery.
Where to actually look in 2026
Brickell West (south of 8th)
The quieter side. Lower per-sqft entry, faster appreciation curve. Three of the six 2026 launches sit here.
Brickell City Centre orbit
Premium pricing, but the strongest rental absorption in the neighborhood. Smaller units (650–950 sqft) clear in days.
The Edgewater overflow
Technically not Brickell, but driven by the same buyer. Edgewater is where the Brickell buyer goes when they want a bay view at 30% less per sqft.

The 2027 inventory wave is real, but largely pre-sold. The risk isn't oversupply — it's that resale inventory dries up by mid-2026 if you wait too long.
Who's buying
The Brickell buyer in 2026 splits cleanly into three profiles:
- The finance relocator — hedge fund or PE professional, buys in the $1.2–$2.5M band, prioritizes amenities and walk-to-office.
- The LATAM family office — buys $3M+, often two or three units, treats them as a dollar reserve plus pied-à-terre.
- The European hedge buyer — newer profile. French, Italian, German. $1–$2M range, buys turnkey, rents short-term.
What to do in the next 90 days
If you're considering Brickell, the realistic window for getting in before the 2027 supply story tightens further is the next two quarters. Pre-construction with developer incentives is still possible. Resale below $1M is not — that ceiling is gone.
