Who should and shouldn't buy here
Should: Long-horizon buyers who want oceanfront, hedge dollar exposure, and value brand certainty.
Shouldn't: Yield-focused investors. Rental yields in Sunny Isles are lower than Brickell or Edgewater — this is a wealth-preservation play, not income.
